Dewberry Capital added to its office portfolio in 2010 with the purchase of the 21 story, 446,000 square foot Class 'A' Campanile office tower in Midtown Atlanta. The Campanile Building, a landmark of Atlanta's Midtown skyline, is located on "Main and Main" at the corner of 14th Street and Peachtree Street.
The building is the former BellSouth Corp. headquarters and was purchased for a price of $80 per square foot, a 70 percent discount to the replacement cost. The sale of Campanile is reported to be the most highly contested acquisition pursuit offered by Eastdil Secured in Atlanta office history.
While extensive systems, material and design upgrades were utilized during construction in 1987, Dewberry Capital realized the greater potential for this investment, given its location at Atlanta's most desirable intersection, 14th Street and Peachtree Street.
Dewberry Capital is moving forward with an $8 million interior and exterior renovation of Campanile. The building's exterior will be re-glazed with new high efficiency vision and spandrel glass. The new exterior will be further enhanced with a modern roof line design, eliminating the more dated existing rooftop. Coupling the new energy efficient glass, Dewberry Capital is installing a new digitally controlled HVAC system, and upgrading the chillers and cooling towers. The project also includes a complete replacement of elevator systems and controls. Campanile's grand lobby and amenities are being refinished with modern glass entrances and furniture. The project will maintain Campanile's irreplaceable stone, metal and wood finishes, while upgrading lighting and furnishings in common areas.
Once completed in early 2012, Campanile will offer the market a fresh, state of the art product, at Atlanta's most desirable location. Additionally, Dewberry Capital will add a minimum of 50,000 square feet of two story street level, urban retail.
